    We believe it is advisable to deal with any potential real estate problems or issues at the Purchase and Sale stage.  Failing to do so can compromise a sale or a purchase and potentially lead to litigation.  We are familiar with real estate laws in the Commonwealth of Massachusetts as well as the Brookline regulations and ordinances which helps our clients avoid unnecessary delays.  Having an intimate knowledge of both urban (Brookline area) and suburban (Boston MetroWest) can be a real advantage to a purchaser unfamiliar with the area.

    Representation at closing: In Massachusetts, a real estate closing must be supervised by an attorney. A buyer may find it advisable to retain separate counsel if there are unique circumstances. In Massachusetts, a buyer or borrower, has a right to choose an attorney to examine title and issue the title insurance policy in many instances. A borrower may also choose to have our firm perform “dual representation”, representing the borrower and lender simultaneously.

    Title insurance and examinations: Our real estate attorneys are licensed title insurance agents, allowing us to perform title examinations within our firm. We process title examinations quickly, allowing our clients’ closing to proceed on schedule. If a title does have a problem, our attorneys work with the owner to see that it is expeditiously corrected.

    Condominiums: We represent purchasers, sellers, lenders, and condominium organizations in drafting and review of purchase contracts and owner association rules and in all other aspects of condo law. We have worked with developers creating hundreds of units of condominium housing.

    Deeds, notes: Our attorneys prepare deeds, mortgages, promissory notes, and related instruments to protect the rights of owners of residential property.

    For sale by owner (FSBO): We are happy to provide homeowners and buyers with efficient legal services during for-sale-by-owner transactions.
